What to expect when you rent a home from us
There are no moving-in fees, with the cost of the inventory and admin all taken care of by us. To hold the property for you while we check your references, we take a maximum of £200 holding deposit (depending on the monthly rental amount of your property), which is taken off your five week deposit when you move into the property. If you pull out or your references are not satisfactory, this is non refundable.
We ask for a deposit of 5 weeks’ rent, which we hold in a Government-approved scheme called the Deposit Protection Scheme (DPS), so that it’s secure and protected for the duration of your tenancy.
On moving-in day, we’ll meet you at the property to hand over the keys, take meter readings and make sure you know where everything is. Our independent inventory clerk will have prepared an inventory ready for you to check and sign.
If you should have a problem when living in a one of our properties, our in-house maintenance team are at hand. They know each building inside out, so they can get things fixed quickly and efficiently. You don’t even need to take time off work to wait in for them, as they are all trusted contractors or Marston Properties employees.
We will write to you 2 months before your tenancy expires to ask if you wish to renew. If you do, we will agree terms and issue the new paperwork accordingly.
If anyone in the property leaves and you choose to replace them with a new sharer, we charge £50 tenancy amendment fee per flat to create replacement tenancy agreements and to check new references.
Your deposit will be returned to you when you leave, providing of course that your rental payments are up to date and that the property has been returned in the same condition as when it was handed over to you, save for reasonable fair wear and tear.
